I know everyone probably checks the conditions of there lake almost daily, but here is a good website that lists what lakes have ice, and which don't. I check it every 2-3 days. btw they all have ice right now. :-(

moxilla, yes in the nation is prob down 10% but not in MN they are the same for market value as they were through the last three years.
Old     (mox369)      Join Date: Jan 2008       04-08-2008, 10:29 AM Reply
Not true Simon, that 10% is in the twin cities....ill try and upload a few graphs for ya, sorry to be so argumentative, but i study the real estate market here in the cities, its part of my job.
Old     (ironj32)      Join Date: Jan 2007       04-08-2008, 10:34 AM Reply
so moxilla - is now the time to purchase, or is it going to continue to get even better for buyers (worse for sellers)? i'm seriously contemplating buying my first house here in the near future.
Old     (sinkoumn)      Join Date: Jan 2007       04-08-2008, 11:00 AM Reply
No mox, I still think you're wrong...and I base that point off of me knowing absolutely nothing in terms of the housing market

I wish I knew whether or not I was going to be staying here in MN for at least the next three years, otherwise I was going to buy a house as well - Renting sucks

Jay, now would be a good time to buy a home, the housing prices may go down a bit more, but i am not certain on that, the only problem with buying a house now is that you will need stellar credit and a large down payment, we are facing the tightest lending restrictions we have had in over a decade.

the graphs are to big to fit, ill try and resize them and post um later.

andy - what bank do you work at? i work at u.s. bank (for corporate...not retail), and i'm pretty sure i get a .5% below prime discount. can u do anything to get me close to that??? do you have any leads on forclosures?

moxilla - i've got pretty decent credit last, i checked it was at about 720 a few months ago. i'm 90% sure i won't be doing much of a down payment...i was told about two months ago that you get 1 time to be a "first time buyer", basically alleviating you from needing much of a down payment (if any at all). my parents said they would co-sign as well, so i think i should be okay with getting a mortgage.
Old     (puckinshat)      Join Date: Sep 2003       04-08-2008, 4:23 PM Reply
I work for a mort lender. Your credit score is good and as long as your income supports what you are looking for, the co-signer is not worth your time or opening your parents up to the risk. Even first time home buyers, the best you can get to in a conventional product would be 92% LTV. I know FHA does stuff higher than that, but we don't touch that. I would investigate your retail mort lending side for what they can do for you, but I wouldn't guarantee that they will give you the best rate, shop around.

Little off topic, but has anyone been to the KC Watersports complex out in Kansas? I'm going out there next for work and have two consecutive days off, so I thought I'd take the time to go ride at the park.

I looked online and the place looks pretty fun, but has anyone been out there? How is the variety in the sliders and kickers? I'm thinking of just packing the wakeskate and rocking that all day, based on the setup of the park is that a bad idea (I figure if it sucks I can just rent a deck and wakeboard the rest of the day)?
Old     (spicychalupa69)      Join Date: May 2005       04-08-2008, 7:25 PM Reply
Sinko, i've been there. The variety of sliders is alright and the place is pretty dope. Nothing compared to OWC. the sliders and kickers at OWC are tons better and the people much nicer. But its a pretty sweet place and you will definitely have a good time man.

So, if anyone is going riding on April 25th (Friday) and needs a third, let me know. That's my BDay and nothing short of hiring me two chicks to 'get to know' would make me happier than being able to ride...and when I say happier I mean excited, err, stoked!

edit: I should add that I readily have money for gas, skates/surfs/boards, and can provide alcoholic hydration for all involved; so really, it's a win/win.

I have a question for the guy who went wakeboarding already, doesn't your boat get wrecked when the water freezes because it is no longer winterized?
Old     (sinkoumn)      Join Date: Jan 2007       04-10-2008, 5:39 PM Reply
^just drain the block and it's all good, takes about five minutes.
Old     (ironj32)      Join Date: Jan 2007       04-10-2008, 6:17 PM Reply
no my boats not wrecked. all you gotta do is drain the engine in 4 spots...sinko's right, takes about 5 minutes. although you really don't even need to drain it at this point in the year. it's in the garage....temps have barely been getting as low as 35 at night...which means it's about 40 or warmer in the garage. even if the garage got down to below freezing, it would take a couple straight days of below freezing temps to damage the engine.
Old     (andy_nintzel)      Join Date: Sep 2004 Location: Minnesnowda       04-10-2008, 6:25 PM Reply
You can always toss a shop light in the engine compartment and that will keep the block plenty warm. I've had to do that for days on end in the late fall/early winter. Breaks my heart to have to winterize, I always hold out for 1 more day of riding.
Old     (ironj32)      Join Date: Jan 2007       04-10-2008, 7:04 PM Reply
yeah, the shop light is another method that works well. lol i actually have tons of water still all over the floor from draining the bilge area/block/ and doing some ballast work. not even a hint of ice...i bet it's still 50 degrees in their.

Help! I just made a bet with a friend, Dan, last night. The bet is to be the first on the water this year. The wager is a free dinner for two.

He's already lined up a session two weeks from today. So, I need a pull.

Jay, ya got some room? I'm boatless this year. I sold the 'Bu about a month ago and won't be buying another until next season.

I live in OH but travel to Burnsville, MN near MSP to visit my office headquarters and would love to find some pulls while in town during the week and on Sunday's in the future. I'm a average rider, w2w, 180's, Grabs, no inverts, but have gas $$, can drive a boat, and help with clean up etc....Would be grateful... Thanks
