Many of you know about Paradise lakes. These homes are VERY hard to come by. It comes fully furnished, and even comes with a Malibu boat. Paradise is noted for having some of the best water in the state, and you get access to two lakes. One of which is 13' deep, and the wakes are just plain sick. I've ridden there many times and is one of the nicest places to ride.

Nice. They really stick it to you on the home owners association fee...$525 a month ouch. Guess if you can afford a 600k house 525 doesn't much matter.

needle, you are so far from the truth bro. the truth is its in backersfield, you can have it. 600k is nothing for a house. my 2 bedroom in the santa cruz mountains was 650k and trust me when i bought it was a dump. 2 yrs later after gutting the whole house im finally lanscaping. and i dont make much more than your middle class joe. heck anything under 8-900k is a good deal up here on the central coast. choices, house and boat= top roman and hot dogs. but im happy.

Man, I agree with Richard. Something is fishy about this deal...in my experience seeing something that is too good to be true is just that. I would assume that a property like that at that price would sell in 3 days flat...and have multiple offers. You can't get a 2200 sq. ft house on the lake here in TN (with a dock) for much under 600,000!

dude, it's in bakersfield. It's the middle of BFE, nothing there. Just dirt and some of the worst air pollution in the nation. However, this is California and people pay crazy amounts for homes. If that home were here in Sacramento on a lake, it would fetch over a million.

Yeah, great deal, but it's in the middle of nowhere. You'd have to be independently wealthy to make money out there, or use it as a secondary residence.

BTW... Central Cal is still cheap. When you see the rediculous cali house prices it's either in the Bay Area or Southern Cal. Far northern Cali and Central are still pretty realistic if you don't take into account the relative lack of a booming economy in those areas.

Josh, I thought you got blown away when you were in Hawaii!! When you going on your houseboat trip? Why don't you buy this place?

Mike--this isn't at Ski West. It's on the gated community that you drive by to get to Ski West. The homes that are on the lakes are big and beautiful. If you own an airplane, which many of the homeowners do, there is a landing strip in between the two lakes. Very nice.

Loren-- Nothing fishy about this deal. Good deals do come around, this just happens to be one of them.

Hell you could buy the house, and sell the boat, or trade it in on a wakeboard boat. And if you already have a boat, well you just made a few extra thousand.

Evan, its a little remote, but that is the price to pay to be a part of the nicest private lakes in the state.

Kelly, the dark colored lakes are Paradise. They are also one of the only lakes that allow a permanent residence on site.

You need to think where the water source is coming from.
Being that SoCal have been in s drought situation for aloooong time it will be interesting to see how well the lakes stay filled.
Arvin is a pit and the area more than likely was an old farming/oil area.
I know there has been a fight with LA county from Kern County about dumping sludge in areas near Lake Buena Vista and towards Hwy 99.
Being that there a lotta open space out there, you never know what going to happen and who's going to own it in the future.

i've been out there a few times. not on paradise lakes but two of the other ones out there. yes the price is good, but realize that its not exaclty in bakersfield. its about 1/2 hour outside of bakersfield. so not only is it far out there, the closest town , bakersfield, is not very desirable. the lakes are well fed. that satelite pic is old, those three lakes that are empty were re dug two years a go. the last two nationals have been held there. i would never choose to live there, but if i had the $$ i wouldnt mind as a second home!

That setup looks insane. Considering the condition of water in the rest of CA, eventually I will own a house out there or another private lake. There is nothing fishy about this deal, Brandon is a stand up guy & he would never screw his fellow WWers.

From a Licensed Ca Real Esate Broker and owner or Realty World. Be aware! Bakersfield is in one of the fastest depreciating places in the state. 600k is nothing for a vacation home on a lake in ca but the problem is its in the middle of no were and the values are dropping due to to one wanting to live in the country for 600k when you can live a lot closer to the majority of jobs closer to the cities.

this is a sick house, on a sick lake. If I had the chance to buy this, I would. I was out there for an INT event, and was drooling the whole time I was there. if I could swing this with my brother, I would partner with him on it for a second/weekend home.

These lakes are real nice especially being in so cal where it is hard to find good water.

Not arguing Phantom, but from Wikipedia:
The most commonly used "physical" boundary between Southern California and the rest of the state is the Tehachapi Mountain range, located about 70 miles north of Los Angeles.
I'm a So Cal native, and 10 years older than dirt, and we've always considered the "Grapevine" as the border to the Central Valley. (cute puppy too!)

Brandon, I hear ya.... I'd love to have it as a second house. Hell, I'd love to have the airplane to land on the private strip to go with it. I'm just trying to explain to the rest of the WakeWorld why it seems like such a bargain. People don't all realize that most of California is still remote countryside with little economy. Too many Pictures of LA and San Fran floating around. Living out there is pretty much reserved for those that are retired or looking for a second home.

Incidently... did I miss something. People keep throwing around $600k. It looks a lot more like $700k to me.

Joe Biafora. his daddy spent the money for him to build the place and hes a total hard core water skier from the 70s. short a$$ shorts. long curly black hair. dude the the most anal guy youll meet. and dont plan on running weight there. "the shores will get desttroyed by the big wakes." more like you didnt build the place right. besides that guy the place is super nice though. everyone that has a place there flys in on private planes. its a pretty richy place

Not arguing with ya either Chris, but I too am a SoCal native....San Diegan to be exact and I use to think Bako was Central CA, but it's not - it's SoCal.

That said, before I bought my boat, I test drove, and rode behind, a boat out there. The houses all looked pretty good and the water was great. It would make a great second home to someone in LA. I made it from LA to there on a Saturday morning in a little over an hour, which I guess makes the place SoCal.

Ok, I will throw my two cents in now. I have been leasing a house on Paradise for two years now, and the house for sale is very nice and it is on the deeper of the two lakes next to some really cool people. Now, I won't tell you that everyone on the lake is super cool and loves wakeboarders, but if you respect them they don't hassle you. Jason Callen how are you? We are leasing from him and he has actually been super cool about things and has been the least anal about stuff. The skiers only hassle you if you get in there face. I understand it is pricey especially for Arvin, but the last two years has been awesome and the only public lake I have ridden on is Powell.

UPDATE: Just wanted to let everyone know that the 695K is only the ASKING price. So it seems that there might be some room to wiggle. Larry Jones isn't the listing agent, he works in the same office as the listing agent and was asked to help out. Throw an offer on the table and see what happens!!

Callen--I was going to come up on Thursday night, and Friday. I can't make it up for Wednesday, as I have some appts already and can't change them. Keep me posted on how it goes.

i think about 90% of the lakes here in Cali allow ballast.

i am pretty sure they only allow stock ballast. Like Jason said it is a skier lake and they really dont like us wakeboarders all that much. They say our wakes damage the shoreline.

INT nationals was there last year those lakes are amazing. in the middle of two there is and air strip in between them. they did the ronix demo there.

Why move out to Bakersfield? There is a deep water home in discovery bay right now for 640k. Probate home 1550 sq. feet.no pie shaped lot, and 25 dollars a year HOA. This home 1 yr ago would have been 730k. 25 minutes too fastwater though. No hydrohoist, but no issues on any work needed too be done on home. It is on realtor.com

my neighbor has a house on paradise, i went up for a weekend and rode some of the best water i have ever ridden, the only downside is that it is in the middle of no where, kinda boring, other then that the place is sick

I think anyone on wakeworld who is even remotely interested in the property would probably want a solid answer on whether or not ballast is allowed and what the limits are. Not just what people have gotten away with or what was allowed during a comp.

So Cal is very expensive, but i'd be curious to see Comps for that particular lake. BTW , Paradise Lakes isn't quite Bakersfield. More like Arvin. And as for it being BFE and all dirt? Not really- more farm country than anything else. Paradise Lakes is a gorgeous place and while 525.00 is a lot for HOA dues look at what they have to care for and how few homes are located at Paradise. Probably a smokin' deal
