Just wondering how much an average sized home on the water cost around the country/world?

something like 4 -- bed 2/3 bath

Central Wisconsin (1hr 30min north of Madison) -Low - 250k 350k avg. High 500k

Friend of mine lives on small private lake in PA he just paid 400k for 2k sq ft, 2 bath, 3 small bedrooms, and completely gutted the place to remodel.

Waterfront 4 season cottage.. aka home if need be. about 2400 sq feet

In muskoka, 1.4 acre's 210' frontage

about $900ish

lake ontario toronto waterfront.....2800sq..........starting 1.4 mil and up

rice lake ontario 1800- 2000sq 400-500thousand

On my lake in Arkansas a 4BR 2 or 3 bath home would fetch between $300K-$500k.

Galesburg, IL - private lake waterfront not sure on sq footage but we have 6 bedrooms (all small, trust me), 3 full bath, 100 ft of water frontage, private dock and lift - wouldn't sell for less than 550k

other houses go for 300k - 900k out there.

Are you kidding me? I couldn't touch a lot let alone a house with a dock up here for under $750k. My wife and I have been seriously looking at a second home on the waters in the $250k range in Eastern Wa. We figure if we don't do it now we'll never be able to afford it later.

Cliff, ya beat me to it! I work with a buddy who bought a house there for just under 600K three years ago, and just had it valued at just over 800K.........?

Cliff! First off i usually dont acknowledge Cowboy haters, but for you ill respond! hahahahah

I dont own a house there i just like to keep an eye on all the affordable houses on the water, kinda tempting but would be an hour commute.

Clearlake is a different animal, Lake County in general has a bad rap. Your not gonna find glassy water all day, but the mornings can be real good. The fishing is WORLD CLASS!

Lake Tulloch California. For anything nice on the water at least a million and half. For something really nice probably two million. And the lake is still over crowded.

But its home!

The 1500 sq ft teardown that I just moved into on lake sammamish was purchased this last year for 1.7 million.

This is so vague but I will play 1300sq,1/3acre on a canal high 200' and up same house on the lake 400 and up. throw in an A rated school district and you are 600 up. orlando area not BFE

Not a house, but I have lots for $300 on a private, engineered watersports lake near Grand Rapids, MI.

no matter what the size of house. Here in BC,Canada almost anything that is on the water will go for about a Mil or more nowadays.

In Galesburg? Are you serious? My dad owns 22 houses on the east side that he bought in the down time for less than $100K total. Granted they are on the east side, but $550K for a house on the lake... are you serious? Which lake, Story, Rice, Spoon, Bracken?? I forget, can you wakeboard on any of them? I grew up on Lake Warren, but you could barely ski on that little lake.

Spoon lake. Real Estate went nuts here a few years ago. I bought my place on two lake front lots for 245k, sold the house for 430k three years later and kept the lot and built a new home.

the expensive houses must have either been taken off the market or sold but last month there were 2-3 that were priced over 700k and i know of 2 that sold for 850k plus this past year.

In Discovery Bay, CA you are looking at ~$600k for a 1700sf 3/2 on the water 10-15 minutes from fast water, then up from there. If you have an area in mind you can check out ballpark prices at www.zillow.com pretty easily.

In Alberta, Canada, an empty lakefront lot on our lake(pigeon lake)would be over 500K and with a nice home over 1 mil.

Only inboards is right. the place exploded a few years ago, but stuff hasn't moved the last couple years. have others noticed the same?

Stay away from Smith Mountain Lake Va, prices are insane. All of these old rich people from New Jersey are coming down, holding the house for a while, and then selling it for 200K more... It's madness. Or they all want a waterfront house, but demand is ridiculously high, so realtors aren't doing well and the houses aren't selling. We bought our house 12 years ago for 200K, and it's now up to nearly 1.2 mil. It's madness. Freaking new jersey people... *Grumbles and then runs for cover*

4 bed, 3 bath house, 900K easy.

yall are gonna hate me. Lake Darbonne in famerville, louisiana. bought a "camp" up there this april. 92k. 3br/2b with boat lift and private ramp. glassiest water ive ever seen in the evening and morning. great fishing lake too.

Richard Coop, Your smoking something not right. Clear Lake for $280 with boat dock. I personally can't stand Clear Lake, but I know your way way wrong on that price.

some rich dude just built a cabin(actually lets call it like 10 houses) on bass lake, ca. he bought 3 cabins right next to eachother and tore them out. built his guest house first(3,500sqf) and just got done with his living area thats 13,000 sqf. i don't even know how much that was. i know water front 2500sqf cabins were going for about 1 to 1.5 million when he bought the 3 cabins.

Brannon, he provided two MLS listings................

The catch is that they're in the Oaks..........which are on the channels leading out to the main lake. On the main lake you couldn't find that price.........

ej, for 1.5m those places should come with a maid and 10,000 taxes? forget it
if you look you can still buy waterfront property for under 100,ooo a lot of these plasces are on rivers, but i find some of the best wakeboarding and wakesurfing are on a rivers

theres a house in discovery bay thats about 1800 sq/f, not sure on how many beds & baths but its 10 min from fast water for 539. pretty good price and they are goin to get better.

This is my neighbor's house. Currently listed at $699K. Six months ago they were asking $899K. I think they bought it for around $750K 18 months ago and upgraded the floors, kitchen appliances etc. The house is probably 2200 sq ft, 3 bedroom, 3 bath. This is on Lake Tarpon (2,500 acres) in Tarpon Springs,FL....one hour commute to Tampa,FL.

In central Idaho property on Payette Lake has been going for around $10,000/lake front foot lately. There have been no more lots available for a while. This first one actually seems like a good but even though its just off the lake.

Its all pretty pricey but the town is great in the summer for any activity, and great in the winter for skiing, boarding, and snowmobiling.
