WW is usually a great place to get advice like this.

We are looking for Facilities Mgt software for our maintenance Dept. (They currently have none!)

The Maintenance Dept handles all of the "standard" maintenance stuff like HVAC / Electricial / Plumbing / etc

Additionally they handle maintenance on several large pieces of machinery, Air systems for the machines, forklift maintenance, Cubicle installation/removal, all the way down to simple tasks like changing the toilet paper and mild spot removal on the carpets.

Costs and IT administration aside...
Does anyone have any recommendations on software for this type of scenario?

I work for a utility and we use Maximo. It is a facility maint program and we have PM's setup to generate monthly, quarterly, or yearly on HVAC equipment, solar panels, and what not.

I've used Ivara and SAP before.

Ivara was basically just for PM -
Failure modes
Schedules
Alarms for past due times
etc etc etc.

SAP was linked to all of the inventory and resource management systems.... so if a PM called for two Maintenance Guys to replace 2 bearings, it would schedule this event, deploy it to their handhelds, and once they had checked it off as completed it would ask them to verify the bearings and then remove it from inventory... which could trigger purcahsing to rebuy, etc etc etc.

SAP was a far greater system with a far greater price tag.
Ivara was great to just plug into an existing set of systems, and was somewhat stand-alone.
