I just unloaded some investments in Arizona and looking to buy some lakefront property in Texas. Looking for a good clean large lake with a newer house, 3 car+ garage a must, a good size lot, and somewhere close to a metro area. I was told to look at Lake Travis but read that there is officially no lakefront property since it's a army corps lake or something. Any other suggestions? I'm just going to use the house for vacations and what not. I need to buy something in the next 4 months.

Check out Northstar Pointe. It's anew development on Lake Bridgeport. The lake is just north of Ft. Worth. The development is on the north end of the lake where all of the coves are (great for wakeboarding). The lake is just far enough from the Dallas area to still be somewhat uncrowded.

If I had the resources I'd be all over it.

Check out Lake Granbury as well. Great lake for wakeboarding, 30min outside of Fort Worth. What kind of money are you lookin to spend? Clean lakes are hard to come by in TEXAS, lake Granbury is more like a river then a hudge widebody lake, but its like 50 mile long and a lot of new and older develoments on the lake as well. It all depends on what you want to spend.

I would prefer to spend around $300K. I don't really don't know the market yet and could go higher if need be, say around 5. I just need a good place to park some money so I don't get taxed out the wazzu on it.

Hida-Away Lake is pretty good for riding. 90 miles east of Dallas. could easily find something in that range. the middle lake is one of 3. mostly barges with a few tubers thrown in. Saw a tige out there last weekend - not too many riders.

I think most poeple will say lake Austin is a better wakeboard lake. Travis gets busy with big boats and such I believe. I still consider relocating to the Austin area from time to time. The Austin area has a lot to offer in amenities, without being a "giant" city. Property is relatively affordable in the area. Property taxes seem to be pretty killer though. There's no state income tax, but since you're planning on using as vacation property that will be of little concern.

Man, after looking at some of those places on Granbury I'm thinking of moving. I could sell my house and pay cash for one of those places. What's the deal, is there anything around there or what.

Looks pretty nice. I like the all brick one.

Conroe would also fit the bill pretty nice. Its close to Houston and you can definitely get a nice place on the lake for that range. Boarding on on weekdays or mornings, but thats common everywhere. Lots of new developments on Lake Conroe too.

Ya Evan Fort Worth is a 25 min drive from Granbury. Austin is about 3 to 4 hours away. The Lake is more like a river then a lake so its great for wakeboarding. Granbury is growing like crazy and all the big boys are already here (home depot, Lowes, Stapels ECT.) so property in the last three years has gone up like crazy. If you think this is cheap you should have bought when I did three years ago.

lake austin is pretty cool, but i dont think you could find anything for that price waterfront. it is about a 5 to 10 min drive downtown, depends on where you are located. i have never seen a water front property for under 500.. good luck.

Cedar Creek Lake is a big lake about 45 min SE of Dallas. There are lots of gated communities with a mix of affluent retirees and weekenders. The towns around the lake are pretty rural; kind of tacky, thus the gated communities. IOW, there is a big dicotomy between the lake and non-lake communities.

Houses are on the water with private docks; you have to make sure you have deep water, because it will fluctuate some (its Texas). Probably more for your $ than the Austin / Hill Country area. If it makes it on your list, send me an email, one of my buddies is the top real estate guy over there.

I have to advise against Cedar Creek as a vacation home lake. I live on the lake (when I'm not in college), and it's awesome with lots of good, calm, deep water, but only because I can do most of my riding during the week when the lake is completely empty. There are literally only a handful of people who live on the lake full-time. However, on summer weekends and holidays--which is when I assume you'll be spending most of your time in a lake house--this place is an ocean with the hundreds and hundreds of yahoos and sea walls. Rich is right though, the houses and communities are very nice, but the surrounding towns are a mix of ghetto and white trash, so you'll be spending ALL of your time on the lake unless you decide to make the trek to Dallas. Chuck Norris and a couple Dallas Cowboys have homes down here for what it's worth. If you do look into some property, request on the furthest south (much smoother) end of the lake.

Lake Travis would make a good vacation house because it's one of the few Texas lakes that's still refreshing (cold) in the middle of summer.

u should just buy a place on the water in arizona, there is a new private lake in az, its in queen creek, im sure there are tons of property in that community still its called mccormick something idk exacually

mike, that just about sums it up. amazingly, crime has never been an issue in the 10 years i've been coming to the lake (i've only lived here full-time for the last 2 years though)

Rodney P, do you mean SANTAN LAKESIDE ESTATES? That's the only newer lake community that I know of in AZ.

Austin is where you wanna be in Texas. Three lakes fairly close all fed by the same river, Travis, LBJ and Lake Austin. I live on Lake Houston in Houston, you can find small (2000-2800 sq ft) homes, lake front (not acess) for $250kish all day long but your livin with the bass fisherman.
Good luck finding something on one of Austin's lake for 300k (lakefront). $500k is do-able.

Lake Austin is the only one I'd consider in Austin. LBJ and Travis are zoos almost year round.

The best Metro riding location is probably Lake Medina near San Antonio, but I don't remember many lake homes on it. Granbury sounds like your safest bet if good water is important.

Jeff, you make some good points about CCL, but I think the weekend conditions are universal on all the lakes mentioned so far. He said he wanted to be close to a metro area. I live on Lake Athens - a tenth the size of CCL and even it gets crazy on weekends.

lake granbury, riding is ok,rock walls make for a choppy lake fast. very good water on the north end where it goes back to being a river. some what affordable lake lots , the lake is a constent level lake so you wont have to worry about it having water in it,and best of all extremly close to the best water in the world

Travis has lake front for sale. I don't know that you can get it for that cheap. I would look way north on travis near lake marble falls (but on the travis side). It will have butter and about an hour from austin

Before everyone puts their homes up for sale in California, check on property taxes. In Texas you pay over 3%! On a $400k house you are going to pay OVER $12k A YEAR in taxes. That's 1G a month in taxes before you ever touch the mortgage. Still good deals over there I'm sure, just not a 'cheap' as you may think. Sorry, to burst any bubbles.

CA: $1.5M for a 3K sqft waterfront house; 1.2% prop tax; 9% income tax.

TX: $0.5M for a 3K sqft waterfront house; 3$ prop tax; 0% income tax.

Texas still looks like a better deal if you have income and you are not protected by prop 13 in CA.

I used to live on Medina Lake close to San Antonio. It is a great lake, but it is not constant level. My son just came back from a trip to there and told me that the lake is about 40' (!!!) down. Our lakefront is now a 1 foot wide trickle... I feel sorry for the guy who bought my house.

Austn lake is by far the nicest wakeboard lake. Not only because of the water, but the whole 'vibe' around that place just screams wakeboarding.

family has land/cabin on Palistine, near Tyler

last year on July 4th...we counted 5 boats...at 2 in the afternoon

CPA and also partner have cabins on Whitney....beautiful lake

Cliff,

Lake Athens is a small lake in Athens (small town) near Cedar Creek, about half an hour from Tyler. I think you must mean Lake Austin which is connected to Travis and has some of he cleanest, coldest water in the state, but I don't know about the rules.

Shane If you no Lake Granbury well, then you can ALWAYS find a great place to wakeboard where the water is killer and maybe one or two boats. The lake is over 50 miles long and there are alot of great areas to board. Ya the main areas of the lake get choppy, but we never ride in those areas, and all the weekend riders dont know the lake so they stay in the main areas with the public ramps and the choppy conditions.and then like you said we have the river above and below Lake Granbury that is some of the best water in the world. IMO You cant beat this lake for boarding.

in Tx:

Lakefront + close metro = crowded and expensive

Lakefront + 1hour to metro = cheap and uncrowded

if you can get 1 to 1.5 hours outside downtown Dallas, you can live like a king on $300k

Jason, true that. The same $300k that can get you a palace on Cedar Creek won't get you very far, if anywhere, on a lake in downtown Dallas.

BG... I'm on it. Trevor: 1k a month for property taxes isn't to bad when my mortgage would be about $100 after selling my house in Cali and putting the cash down. LOL. Plus, they don't have income tax (from what I remember).

I don't even think I'd have to work. I think I could sell our place in tahoe and my car and pay cash for a couple condos somewhere, get those puppies rented, and I could just kick it at the lake all day. Man, that'd suck.

I forwarded a couple listings to the wife yesterday. I'll get her looking to see if Oracle has an office in Texas.

Only problem is the fact that once you move out of Cali you can pretty much kiss it good bye. It gets pretty tough to get back into the market after a couple years of appreciation.

Nobody mentioned the pedernales river that runs into travis about 30 min. to Austin and all lake front. Great water also. There are no lots on Lake Austin for less that 800,000.00

Lake Conroe is yet another example of inexpensive waterfront real estate. Many developments are brand new with new homes going up all the time. You can get a big new house and a 1/2 acre waterfront for 1/3 or less of what it costs in Northern California.

You know, we have all kinds of nasty things in the water here. There are gators, gator gars, and water moccasins. If you don't mind riding with the aligators, fish that weigh over 300 lbs, and poisonous snakes then come on over.
The water is a pleasant crap brown/green color and you can't see more than 6" below the surface, so you never know what is swimming below/around you.

DPC... I'd be all over it. How cool would it be to live across the lake from all your best friends. Sending beers over by remote controlled boats. We'd have to set up stadium lighting for night sets. Man, that'd be soo dope.

Al, BG, Jarrod, Billy? You guys in? BTW we'd for sure have an airstrip and a little 9 hole course around the perimeter of the property.

No one seems to be mentioning the ski lake communities in texas either. http://www.lsfdev.com/recent.htm

And Oracle has an office in Los Colinas (right in the center of the DFW metroplex)

On that note stay the heck out of Texas I don't want to have to build my own lake.

Timber Cove is right down the street from my shop.
Mostly skiers not to much boarding goin on on Timber Cove. But you get a good shot of Lake Granbury from that picture, well a tiny part of Lake Granbury. That picture is from years ago there are alot more houses on Timber Cove now.

CIE, BMW near DFW, that's funny. This is one metroplex that is car insane, everyone drives a BMW, Benz, Ferrari, Bentley, etc... DFW is the only place in the US that has a RUF, Lambo, and Maybach dealers in the same town. The other good thing about reasonable RE prices is that the salaries in Texas are nice and comparable to CA.

My company has an office in Tx as well + we know a couple people that bailed from Disco that are luvin it out there ;) Our thoughts were exactly the same though, once you leave cali, chances are you will never make it back + we have all our family here & believe or not we like em - LOL.

I'd be game for buying some land out in Livermore / Tracy and setting up shop & digging out a private lake!

What about the weather? I've known a lot of people who moved to Texas and a lot who move back. The common comments are unbearable weather in Texas. You can't put a price tag on California weather.

It does get a little warmWe will probably be getting a summer home in the PAC NW for summers in the future.

When we looked at leaving Chicago we looked at several factors.

1. Jobs amount and Salary
2. Real Estate
3. Taxes
4. Govt
5. Guns/Hunting

There were other places that looked prettier, had better climate, but overall I am extremely happy with the lifestyle Dallas/Texas has provided.

Its real hot in texas. There are way too many bbq places and not enough tofu. Lakes are filled with gaters and snakes, and everyone is armed at all times (except for the californians). I was in 3 shoot outs this week alone.

cali is safer by far

i swear to god, everytime i go home from college somebody's out shooting snakes on the lake. and, in texas, shooting snakes requires a double-barrelled shotty. i'm from seattle, so some of the stuff here really freaks me out. don't even get me started on the die-hard smokers. cali does it right making smokers feel like they're on the bottom rung of society
