Rental Properties - Business type, LLC? Incorporated? Sole proprietorship?

Looking for input from some fellow WWer's on what type of business entity works best for having a rental property. The basic reasoning for making the business is to have some rental properties and for making some future investments under the business versus as an individual.

What have you done? What works best? Easiest? Most beneficial?
