What's a duplex on the delta go for? Obviously clueless since I live 2800+ miles away.

Dude save the cash, and fill your buddy's boat up, or buy the meat for the bbq, or the keg, or whatever. Your buddy may be a baller, but he still needs buddies to have fun with all those boats and what not. It is cheaper for you to spend $100 on him every time u go up there, than to actually buy a place.

the big boat on the lift is his 35ft Cobalt.

rick - definately - bring up steaks and booz whenever I come up for the house. The only boat he actually uses on a reg is the yaught. We cruise it near railroads or near vics and anchor it. Then head out on my SAN to ride, then tie up to the yaught to chill.
Yeah - he actually asks me to come up as often as possible - since he is usually the only one that heads up to his weekend house and is usually all by himself - unless its a big weekend.
