Anybody live near the delta?
 

So I live in San Jose and am almost ready to buy a house. I'm a union worker in sf but wanna get closer to the delta. Looking at Brentwood or disco bay but homes are in the 400 k area for fixer uppers but my dad lives 5 min from a launch in Stockton and houses are hella cheap!! Everybody stockton is horrible but where my dad is at its not that bad and across the street from him in a coulda sac there is is a huge lot with detached garage 3 bedroom house huge back yard for 100k! But my question is does anybody live in this area of Cali and does it really suck that bad? Any info in the commute?mapquest tells me a 1.5 hr to sf in the morning which I can live with. Any info?

travel and commuting are two different things. I don't think Mapquest factors in traffic.

At 1.what time would you be doing the Commute. Did you account for the Traffic in your 1.5 hr commute. I know it can be brutal. If your up and over the hill by 5 then your good to go but if its later then your looking at brake lights

I would leave at 445 and map quest does factor traffic. I know it would be a sacrifice but paying 3k a month for 30 years would suck

That specific commute is deadly. I have had more than 5 friends who attempted & failed miserably.

2 failed marriages, 3 just up & quit the jobs due to the commute. All 5 are back in the peninsula renting apts.
All 5 no longer have their boats.

Its a pretty rough commute, what time would you have to be at work and exactly how far into the city? To give you an idea, I used to leave at 5 am every morning to work at the base of the bay bridge. It took an hour twenty, and about the same coming home. I think you would be better off just finding a home closer to the city and coming this way for wakeboarding.

let me clarify this, the Oakland side base of the bridge.

I work in construction also. You gotta go where the work is. That said, I did Elk Grove - Richmond for a year (2 hours each way) Also did Elk Grove - San Jose (3 hours), but just said f*** it and stayed down there. That said, I wouldnt drive 2 hours for a house in Stockton. No, it's not as bad as everyone says - it's worse.

Do any of you guys that live on the Peninsula kiteboard. Seems like it's pretty similar to wakeboarding and you can do it right there by 3rd Ave. in San Mateo. If there's wind there would be no need to drive to a lake plus you can also do it in the Delta if you are out that way.

Yes it's that bad, no actually it's worse and most here are sugar coating it imo. I've lived in Modesto for 22 years, 22 years ago it took me 45 minutes to get to the 580/680 split. Now it's 1 1/2 to 2 hours on a good day and it's only 50 miles. In the last week there have been two major fatality accidents, can you say three hours from Tracy to Pleasanton. Hence why last year I moved my 37' DP to Livermore, 15 minutes to work and I go home on Friday night, back on Sunday night. So worth the lack of stress and frustration. And as far as Stockton, well it just plain sucks and is the murder capital of NorCal and that's the reason the place across from your dad is only $100K. You will never make money on that property either, not in Stockton.

Hell no it's not worth it. Do not move to Stockton, it's like a smaller Detroit. I have lived in Lodi my whole life and its great here but stockton is a **** hole. Also don't do that commute. You time has to be worth something and that drive would kill you. You get off work at 4pm and get home at 7.

I commute from Brentwood to Dublin. 32 miles. Mon-thurs it's 1:15 min to get in and 1:15-1:45 on the way home, on normal days. Sometimes it's about 2 hours. Only reason I'm still doing it is my daughter lives with her mom in disco. They're planning on moving in a couple years, when that happens ill be moving to Livermore probably. The commute sucks the life out of me for sure

And sure, there's a couple very very small areas of Stockton that are nice but turn the corner and your in the ghetto. When I drive through Stockton my everyday carry knife sits open on my lap ,doors locked and I always leave myself a couple car lengths in front of me open with a way out. Can't trust people in general these days much less the trash in Stockton

I would suggest you look in Antioch or Pittsburg before Stockton. You can BART in to the city from either, lots of construction guys take BART, I took it into the financial district for 5 years and liked it. Much less stress than driving.

I can't imagine anyone willing to spend 3 hrs a day in a commute. Assuming 1 hr to get ready in the AM, 8 hrs for work, 1 hr for lunch, and 1 hr for dinner, and 8 hrs for sleep, this leaves 5 hrs of spare time. If 3 of that is consumed in a cummute, you have just 2 hrs of non sleep/eat/work/commute time per day. Nobody should do it.

Wow, these sound like horror stories! I feel bad for someone who has to WASTE an hour driving to work, but 2 or 3 hours each way is insanity. Are there that few jobs in cali? No much of a problem up here in Canada..... in exchange, we get snow for like 9 months of the year.

IMO, a 15 to 30 minute commute is fine. Anything more is very bad for your life. What every you are driving to/from better bring you great satisfaction.

I drive 1 hr to work everyday but I get paid for travel and have a company vehicle doesn't bother me one bit. Now sitting in a office for 25 years would really bother me, to each his own I guess.

I live in Manteca and work in Santa Clara; about a mile from Great America. I leave my house at 4:30am and get to the jobsite about 6am- I'm a union Pipefitter. I get off work at 3:00pm and I'm usually home by 4:45. If I leave the house at 5am, I don't get to the job till 7:15. If I leave at 4:00pm from the jobsite I don't get home till 6:30pm. There really aren't any short cuts, a couple side streets here and there- but all the commuters know about those too. On the plus side- I have several boat launches with in a 20 minute drive- and most of the lakes are less than an hour away. Manteca still has the small town feel, even if it is growing bigger every year. I've been doing the commute for 9 years now.

Yeah the commute sucks- but I'm close to the water, it's not too expensive, and my wife gets to stay home with the kids instead of the kids living at a babysitters...

I have lived in Stockton for the last eight years, the neighbor hood that I currently live in is actually really nice (Lincoln Village West), but this is the worst city I have ever lived in. I hear gun shots daily, house are getting burglarized daily, and the police will do nothing. This is the most depressing city to live in. I cannot wait to get out of here. Hopefully soon:) My advise stay away. Unless you can buy a waterfront home in this part of the city (north west) I would strongly advise against it. Do not even think of buying a house anywhere other than west of March lane, Benjamin holt, or Eight mile you will regret it. This city has way to many low life's with nothing to do other than rob you.

I'm a core driller/scanner never really know where I'm going but not Stockton!the masses have enlightened me not one positive comment!

I love in brentwood and commute to Marin five days a week. It is a 55 mile commute that takes two hours both ways in prime traffic time. If you go off traffic hours it only takes about 45 minute. The only reason I stay out this way is to be five minutes off the delta.

I grew up in Stockton, went to Lincoln High and still have a lot of Friends that live there. Stockton can really be a nice place to live, you just need to know where. like others have said stay west of I5. Circles are better because they only have 1 or 2 points of access so you don't get random people rolling through but that's true of any neighborhood. My parents live in old Brookside or Brookside west. its an older neighborhood with average sized homes and a modest HOA and it has stayed very nice. One thing I really like about Stockton was the neigborhood pools and swim teams. It gives a really good opportunity to meet your neighbors if you have kids that swim. Consequently almost all my friends in high school (including myself) were lifeguards during the summer.
obviously a major benefit is being within 5 minutes of the launch ramp. Sometimes we would hit the water before school. Don't get me wrong i'm not saying Stockton is the best place in the world. But I really did enjoy growing up there.

Now your on your own with whether you want to deal with that commute. It's pretty fitting that the numbers in 580 add up to 13.

Save some money and buy a houseboat in the Delta, then it will be like having a weekend home.

I've seen some nice big trucks of the guys core drilling here in the central valley so if you could find work anywhere in the Valley you are near a shipload of ramps and water choices.

Ain't no work out there sf is where my bread and butter is ask them bout Chris from superior they let you know. Lol

i would hate that commute. i have a guy that lives in stockton and drives to sf and we leave livermore at 6:00 and get to sf around 7:15 keep in mind we can take carpool now if you cant then you can add AT LEAST 45min to your commute or more. and when we leave we leave the job at 3:15 i get back to livermore at around 4:50-5:00 the guy that lives in stockton get home around 6:50. i wouldnt do it. have u thought about maybe tracy?
